About this design
1170 ft2 per unit
3 Bedrooms | 2 Bathrooms
The Indigo-3 Bed model is a compact, livable, 1173 square foot, three-bedroom, two-bath starter home designed for high-density urban deployment. Its 530 square foot footprint includes a 190 square foot one-car garage and an exterior storage room. The three-level layout includes a recessed entry on the ground floor; an open-concept living, dining, and U-shaped kitchen (18 linear feet of counter area) plus a small bedroom/office and full bath on the second level; and two bedrooms with a common bath on the third floor, all designed with daylight access.
The design stacks plumbing and uses through-wall energy recovery ventilators. The home is highly adaptable, deployable as a row home, duplex, or solo DADU (under 1200 sq ft) on small urban lots, capable of achieving up to 35 units per acre even with one in unit parking space per home. The plan is based on a 20’ x 26’-7” existing modular system, allowing for maneuverable transport on city streets and one crane pick per story. The “cube” design offers stylistic variations, with options for modular add-ons like balconies and bay windows. Roofs can be pitched to optimize for solar capacity and direct stormwater to pre-engineered bioretention planters.
